What is Design Build?
Design-build is a project delivery method that allows the design-build team to work under a single contract arrangement with the owner of the project to provide both design and construction services. The Design-build approach allows the members of the design-build team to work in unison from the onset of the project to ensure the goals and vision of the owner are realized on the final product. This unified team approach significantly reduces the misunderstandings and misinterpretations between the owner and design team and the design team and contractor. This clear understanding of and adherence to the project deliverables reduces the project costs, schedule delays, project risks and administrative burden while improving quality and client satisfaction.
Design-build is an alternative delivery method to design-bid-build and construction management which are the other two project delivery methods in use today. Over the past 15 years, use of the design-build delivery method has greatly increased and now represents approximately 40% of the non-residential construction projects in the country today.
